Looking For A Change?

Are you bored being at home with the kids all day and having no adult interaction? Do you not like your current job? Are you looking for a sign to change careers? Here is your sign! Do you like creating your schedule, every day is different, and helping others with their dreams? If you answered yes to these questions, then becoming a real estate agent is perfect for you! 

Are there any requirements for becoming a real estate agent? Yes, there are three requirements! To become a real estate agent, you must be at least eighteen years old or older, be a United States citizen, and have a high school diploma or GED. Did you meet all the requirements? If yes, keep reading! If not, keep reading, so you know what to do once you meet all the requirements. 

Once you have met all the requirements, you might ask, what goes into becoming a real estate agent? First, you need to complete and pass a real estate pre-licensing course. The course is a 72-hour program that can be completed online or in person. After the completion of this course, take the Wisconsin real estate exam. Once you pass the state exam, your next step is to complete the application process of registering for your license. When your application is reviewed and approved then congratulations are in order because you are now a licensed real estate agent!

Two quick things to keep in your head when becoming a licensed real estate agent are:

    1. Have around six to nine months of emergency funds saved up at the beginning of your career!
    2. Understand that it takes time to get clients, so be patient and persevere!

What’s the Difference Between Laser and Inkjet Printers?

Businesses today need technology and equipment they can rely on when they need it. Among those equipment needs are printers.

How can you know whether to choose an inkjet vs. laser printer? We’ll break down the pros and cons of each to help you decide which one will be the best option based on features, price, speed and more.

First, let’s define these two different types of printers.

What is a Laser Printer?

As its name suggests, laser printers use a laser with an electrostatic charge to print documents. A laser beam goes back and forth across a negatively charged drum and transfers images onto paper using toner, a powdered ink. Heat fuses the toner to the paper.

What is an Inkjet Printer?

Unlike laser printers which use powdered ink, inkjet printers use liquid ink to create images. The printer sprays tiny droplets of ink onto paper or other mediums to create images.

Inkjet vs. Laser Printer Comparison

There are clear differences in how each printer works and the results they produce, as well as differences in their cost and performance over time. Here’s an overview of the real differences between laser and inkjet printers.

Up-Front Printer Costs

If your only criteria for choosing a printer is the upfront cost, there’s no doubt that an inkjet printer will almost always cost less than a laser printer… at first. Some inkjet printers cost as little as a couple hundred dollars. But the old adage of “you get what you pay for” rings true here. One of the reasons they’re cheap is, well, they’re usually really cheap. As in, their quality and longevity can be considerably lower than most laser printers. Some business owners practically treat inkjet printers as disposable, which is bad for business and bad for the environment.

When considering the replacement ratio of most inkjet printers, it levels the playing field and costs will likely be comparable when factored out over time.

Ink and Toner Costs

Calculating equipment’s total cost of ownership is a critical aspect of running any business. In addition to considering how often a print device needs to be repaired or replaced, you also need to factor in how much it costs to run it. While toner cartridges for laser printers have a higher up-front cost than ink, they last much longer, won’t dry out, and provide a better value overall. A laser printer’s cost-per-page will end up being less than an inkjet printer.

Print Speed

Laser printers print faster than inkjet printers, meaning you’ll also get much higher output. For organizations that need to print a lot of copies quickly, a laser printer is a much better choice. Laser printers can print anywhere between 20–75 pages per minute depending on its quality. You’ll be lucky to get 20 pages in that time from an inkjet. Most will print far fewer. Even if you just need a single copy, laser printers will get it to you quickly. Most inkjet printers take their sweet time to wake from standby mode, making it feel like an eternity before it finally prints.

Not surprisingly, monthly print output for laser printers is significantly higher than inkjets — up to 20,000 pages compared to inkjets which might top out at up to 1,000 pages. For high-volume printing, choose a laser printer.

Printer Size

One of the reasons that inkjet printers are often used for home offices is their compact size. Although, like most technology, basic laser printers have become more compact. Printers that offer more power, speed and features are generally going to take up more space, meaning laser printers are usually larger than inkjets.

Print Quality

Laser printers produce higher quality on printed pieces that contain text and images. You’ll get crisp, clean copies, whether small black and white text or detailed color graphics. If you need to print high-quality color photos, however, a specialized inkjet printer can deliver. Photo images with gradation are more suited to inkjet printers that are specifically made to print photos because the liquid ink is more capable of blending colors to reproduce a broader range of shades. Because inkjet printers don’t require high heat to set the ink, they can also use a broader range of papers, including those with specialized coatings for photos.

Which is Better: Laser or Inkjet?

For some businesses, the best choice is neither a single function laser or inkjet printer. Rather, a multifunction laser printer may be the best option, especially if you do high-volume printing and need additional features like duplex printing, scanning, photocopying, collating, faxing and sometimes even stapling.
In the end, there are many more factors to consider when making a decision.

The front of your home is your potential buyer's first impression, so it is crucial to have attractive curb appeal. Here are some tips to increase your buyer's interest:

Tip #1: New Siding/Clean Siding

Whether you add new siding or clean your siding, either will freshen the house up to create a welcoming environment for friends and neighbors. The house will look clean and sleek.

Tip #2: Outdoor Lighting

Adding or updating outdoor lighting will create an inviting and welcoming atmosphere even in the dark of the night. It will liven up the house in the dark so others can see the exquisite home. 

Tip #3: Add Pops of Color 

Adding pops of color will light the house and create an intriguing appearance. Places to add color could be the front door, landscaping, chairs on the front porch, or garage door.  

Tip #4: Dimensional Landscaping 

Adding a variety of plants, hanging plants on the porch, and plant boxes raised will help create dimension for the viewer. The dimensional landscaping will create a view of a larger garden than what is there. Adding landscaping will make the home more friendly to the environment and create an inviting outdoor environment.

Having a symmetrical entryway creates a welcoming atmosphere. To create a symmetrical front doorway, add lanterns on both sides of the door, plants on both sides, or a mix-match of items, yet still having an even distribution.

Jumping in Feet First

Your clients are talking about the incredible property you just showed them but you’re not sure if it’s the right time to join in their conversation. What’s a realtor to do?

Check their feet, of course!

One body language tells us that we point our feet towards the person or thing we are most interested in (the exit, person, restroom, food, etc). This means that the feet can be a clue towards if someone is open to you joining in the conversation.

“Fronting” is when we fully face someone with our top (head), torso, and toes. When we do this, we are showing nonverbal respect. People can feel the difference and know that we are genuinely paying attention. See the image below where fronting is demonstrated.

When our feet are slightly angled away, we pick up on the cue that others are getting ready to leave or are open to others joining a conversation. 

Now look at the next image where the people are demonstrating with their feet if they are open to others joining or not.

And finally, take a look at the final image where we see the feet are cuing that the person is getting ready to leave and that in the group conversation, the gentleman in the middle is still giving his attention to the men on the left-hand side of the photo.

As a marketing intern at Lori Dibbs and Associates, LLC, and in my junior year of college, double majoring in marketing and management, I have learned and experienced aspects of a welcoming and positive work environment! Lori Dibbs and Associates, LLC cares for its employees just as the company cares for its clients. This business has a positive and welcoming work environment which increases the quality of services provided to their clients. Here are some tips to go by to support a positive team and work environment:

Tip #1- Let The Employees' Whole Selves Come To Work

Everyone comes from different backgrounds, so everyone has different perspectives on things. When a person is allowed to bring their whole selves to work with them, they are allowed to be more creative and think outside the box. The employees' freedom to express their diverse perspectives makes the company more welcoming and appealing to a wide range of people. Innovation increases within a company from the outside-the-box thinking allowed at work.

Tip #2- Be Open To Constructive Criticism

Wanting to get feedback from others will only make you a better employee then you can work on your weaknesses to become a better employee for the company. Additionally, it will highlight your strengths, allowing you to emphasize them for your team. When you receive constructive criticism, it is important to remember not to take it personally; however, use the information to improve yourself and grow!

Tip #3- Communicate 

Communication is a key component when working with a team. Communication is better face-to-face because then less can be misunderstood. Communication can be used to share ideas, information, situations, tasks, criticism, and other things, allowing the company to stay on schedule.

Tip #4- Team Meetings

Team meetings are important to make sure everyone is on the same page. A team meeting can be utilized to gauge where everyone is at with their task, brainstorm ideas, exchange with each other on what needs to be improved, etc.

Tip #5- Get to Know Each Other On A Personal Level

Getting to know each other individually will create respect and care for each other. When others feel they matter to the company, employees are more likely to become more innovative and care about their work. When an individual feels respected by their company, they are more likely to want to do a good job.

Consider the ideas of having a work environment that allows employees to bring their whole selves to work, inviting constructive criticism, communication, team meetings, and getting to know their employees individually. The Importance of Being "Retirement Secure"

Retirement Security is a new buzzphrase that you will be hearing more about—or you should! There is growing concern at the state level that a huge percentage of residents of Wisconsin have not saved enough for retirement, and once they retire from earning an income they will have to depend on public assistance programs.

The statistics are alarming:

  • 88% of registered voters in Wisconsin do not feel financially prepared to retire (AARP survey);
  • Over 400,000 seniors in Wisconsin will be living in poverty by 2030 (University of WI study on senior poverty);
  • One in five households with respondents who are 55-65 years old has a negative net worth of $20,660 and no retirement savings (AARP);
  • 30% of senior households are 200% below the federal poverty line (AARP).

Retirement funding should come from 3 sources: workplace savings, personal savings, AND Social Security—but too many people end up relying on Social Security alone. Almost 50% of WI residents are employed by small businesses; often, these workers don’t have access to a workplace retirement plan, yet their lower earnings make it harder for them to have sufficient personal savings to make up for that gap.

  • Almost a million Wisconsinites between the ages of 18 and 64 do not have access to a retirement plan at work (AARP Public Policy Institute);
  • While workers at all earning levels lack access, 81% of those without access are Wisconsin workers earning $40,000 or less a year (AARP Public Policy Institute).

It is clear why the state government has concluded that a Retirement Security crisis is looming on the horizon! The Governor’s Task Force on Retirement Security, formed in 2019, summarized their findings and recommendations in their report issued in February 2021, including these 5 primary recommendations:

(A) improving participation in employer-sponsored retirement plans,
(B) increasing access to retirement savings,
(C) creating an emergency savings pocket that protects retirement principal,
(D) fostering retirement savings at birth, and
(E) building financial well-being through centralized information and resources.

Personal savings are obviously key to retirement security, so key recommendations and initiatives revolve around getting more people to save, and generate retirement savings at an earlier age.
