What To Keep And Hide In The Staging Process

What To Keep And Hide In The Staging Process

Are you thinking about selling your home? Ever wonder how to stage your home properly to enhance/emphasize the highlights of your beautiful home? First, staging your home is an important part of the selling process because the pictures you are staging your home for are the first impression your home gets from potential buyers. If the pictures are not staged to represent your home well then it decreases the chances of more buyers coming to tour your home.

Tips on what to keep and hide when staging your home:

Tip #1: Minimize Family and Friend Photos

To help keep yourself protected as well as your family and friends putting away photos is for your protection. Keeping clients protected is Lori Dibbs & Associates, LLC's number one priority for all their clients.

Tip #2: Pear Down Your Personal Property

When staging your home, you want to showcase the house to make it feel light and airy, so the buyers are focusing on the square footage, furniture placement potential, and storage.

Tip #3: Take Away Rugs

Although you want to have a rug at the front door, so potential buyers have a place to put their shoes, removing the rugs will highlight the floors and eliminate tripping hazards.

Tip #4: Clear the Counters

Taking away the soap, dish rags, and anything extra on the counters is a great staging technique. By clearing the counters, the photos will highlight all the counter space rather than making the counters look small because of the additional items on them.

Tip #5: Put the Toilet Seat Down

Having the toilet seat down when staging will make the home more inviting.

Follow these tips when preparing to sell your home because it can support an increase in the number of buyers interested in buying your home. At Lori Dibbs & Associates, LLC, we utilize a professional stager for all of our clients. Our team works with you to expertly stage your home to make it enticing and irresistible to buyers!

Your Age Does Not Define You

Your Age Does Not Define You

We have been told since we were younger: don’t judge a book by its cover. The phrase is common when we are younger, however, it doesn’t seem to be the case once we get older. Humans tend to have an unconscious bias where they see or do something and have an opinion of the exact instance it occurs. The unconscious bias tends to occur with age on how someone is perceived to look at a certain age. This is related to the unconscious or conscious bias on how much they are respected or knowledgeable. This should not be the case, as we all, no matter the generation we were born in, have different experiences and knowledgebases, where how much we know or are respected should not be based on our perceived age.

Do you feel too old to want to switch careers? It is never too late to take those chances and chase after your goals! Want to start your own business right out of high school? You can achieve this goal! Want to start your own business when you are years into your career? Go for it! You can only regret the chances you do not take, so take those chances and live the life of your dreams and goals. We should be uplifting each other to reach our goals no matter our age rather than judging someone based on their age about how much they are knowledgeable of.

We should want to be inclusive of all ages and generations, as we are stronger together rather than apart. We all have varying experiences to alter our perspectives which can help to bring new ideas, innovation, and creativity to any aspect of our lives. I personally have been on the side of being looked down upon based on how young I look on several occurrences, as I have heard the phrase “you look twelve.” This phrase has stuck out to me, as I have heard it in several instances. One particular instance sticks out to me when I was at a professional event to uplift women, and I was there seeking to learn. Instead, I was discouraged by a speaker to have the spotlight and laughed at when the speaker revealed in front of the audience that I “looked like I was twelve.”

I will graduate from college in May with a bachelor’s degree and am part of Generation Z, which is often talked about poorly. For instance, “we are always on our phones.” I challenge you to overcome this unconscious or conscious bias of age where all generations can collaborate and bring so much to the table if you give everyone a chance and don’t judge a book by its cover. It has been shown that being inclusive to all generations and differences increases productivity, creativity, innovation, and much more! We should be more inclusive and inviting of all our perspectives and not limit anyone based on their age. Our ages help bring new perspectives and knowledge to help others, so we should not discourage anyone based on their age. We should be welcoming of all ages to learn and try new things. New experiences result in challenges that may come your way and you can accomplish anything you set your mind to no matter your age. We are not limited by our age, rather, our age should be shown as a strength of what you can bring to the table.

What Is The MLS?

What Is The MLS?

Have you ever wondered what is one of the main differences between selling with a realtor vs. selling by an owner? One of the substantial differences is when listing with a realtor, your property is always listed on the MLS. When sold by the owner, they do not have access to see or post on the MLS. You might ask, what is the MLS, and why would I want my house listed on the MLS? The MLS stands for Multiple Listing Service, it is America’s real estate portal. Only real estate professionals have access to the MLS. The MLS allows for their client's homes to be seen by all the realtors and prospective buyers to have maximum exposure, increasing the chances of their homes being sold quicker and above asking. When selling your home, you want it to be listed on the MLS because your home will be viewed by more people which will ultimately decrease the days on the market.

The MLS provides detailed information. Below are some items the MLS provides, in the order of most important:

  1. Accurate Status of Properties (Available, Accepted offer, Pending offer, or Sold)
  2. Listing Photos
  3. Bedroom and Bathroom Count
  4. Square Footage
  5. Room Sizes
  6. Year Built
  7. Days on the Market

The MLS is a trusted website that provides accurate information to buyers and sellers. The MLS has access to homes for sale, new construction, lots, acreage, commercial properties, land, and investment properties. Lori Dibbs & Associates, LLC provides the services of having access to the MLS to their clients, it supports the increased chances of buyers finding a home faster and sellers selling their home faster for both at the right price. Lori Dibbs & Associates, LLC provides this marketing tool to their sellers to increase the audience seeing the home, as well as, lessening the days on the market. Lori Dibbs & Associates, LLC also provides this service to buyers because buyers get access to accurate information about what is on the market, so they can find a home faster and move into their dream home!

Staying Balanced in a Topsy-Turvy World

Staying Balanced in a Topsy-Turvy World

Do you sometimes feel that your life is spinning out of control? As suggested in the title of the 1961 musical, “Stop the World; I Want to Get Off”, life can overwhelm us at times, even to the point of causing physical or mental illness. Allow me to introduce you to a creative and effective way to bring calm and order back into your world.

After surviving a life-threatening asthma incident in 2014 and realizing that traditional medical treatments were not working for me, I began to search for therapies that would help my body heal and stay healthy, as nature intended. I learned about Reiki (pronounced “ray’-key”), an ancient energy healing technique in which the practitioner places his/her hands on or slightly above a person’s fully-clothed body, releasing whatever blockages are present and restoring energetic balance. As I began the healing process, the decision to become a Reiki Master was easy, and Harmonia Reiki Healing opened its doors in 2017. As a lifelong musician, the concept of using the human voice and tuning forks to help clients heal was fascinating, so these modalities were added to the practice, and continue to amaze with their ability to assist the body in healing and calming itself.

Numerous avenues are available to bring sanity and good health back into our lives. If we eat and drink healthy foods and beverages, exercise moderately, strive to keep a positive attitude, and do our best to minimize stress, we will be heading down the correct path. Adding periodic Reiki/Sound Healing sessions will contribute to a balanced life of harmony, peace, and joy!

I invite you to contact Ann at Harmonia Reiki Healing (920)475-1566 or harmoniareikihealing@gmail.com to learn more and to get started on your journey to joyful living!

Day In The Life Of A Real Estate Agent

Day In The Life Of A Real Estate Agent

Have you ever wondered what a real estate agent does all day? Well, you have come to the right place! First, let's talk about the real estate industry as a whole. This industry is fast-paced and ever-changing, and in the blink of an eye, the industry can be completely different. Keeping on top of things is a must for real estate agents because they are there to help people. Leading real estate agents work around their clients' schedules which can mean meeting with them after they finish work, during lunchtime, or on the weekends. As a result, an agent needs to be willing to meet at various times throughout the day which Lori Dibbs & Associates, LLC does for all potential and current clients.

Real estate agents spend a lot of time on their phones, which is crucial for staying in contact with clients. They must answer all calls, even from unknown numbers, as they can lead to valuable opportunities. When a real estate agent steps away to answer a call, it's important to understand their dedication to building a successful business. Additionally, agents spend a significant amount of time in their cars, meeting clients, showing homes, and communicating with multiple parties simultaneously. Effective communication is vital, as one wrong word can cost them a major deal. Amidst their busy schedule, real estate agents tackle endless paperwork and must stay organized to meet deadlines and ensure successful transactions. Failing to do so can result in unhappy clients and a decrease in business.

Below are characteristics to support a successful real estate agent:

  • Effective Listener & Communicator
  • Organized & Strong Attention to Detail
  • Business Minded with an Emphasis on Time Management
  • Being Open to Networking & Building Relationships
  • Putting Others Needs Above Your Own
  • Ambitious & Adaptive to Change

Here at Lori Dibbs & Associates, LLC, our mission is: To serve our clients and customers with integrity, transparency, and dignity while striving to forge alliances and build relationships to foster stronger communities. We are extremely well organized, have excellent time management skills, are excellent communicators, and always put our clients first. Are you looking for a career change? Maybe real estate is that new career! If you have some or all of the above characteristics, we are happy to discuss with you the ins and outs of real estate to start or continue your real estate career! Join us at Lori Dibbs & Associates, LLC where we truly care for our employees and clients! We want to help you with all your real estate needs!
