1. Agent Interview

2. Pre-Approval Letter

- Gives a clear picture of the price range that fits your budget
- Tells the seller that you are a serious buyer looking to buy a home
- Need help finding a lender? Do not worry because Lori Dibbs & Associates, LLC has you covered with expert recommendations!
3. Listing Cart/Collaboration Center

- Search specifications: budget, location, home style, room count, etc.
- New listings are notified to you via email
- Request showings
4. View Properties

- Tour the homes
- Talk about any updates and changes they might want to make
- Review related documents
5. Draft Offer
-
- Meet in person to write up offer
- Discuss terms and any contingencies
- Then the offer will either be accepted, countered, or declined. If the offer is countered, we will sit down with you and review their counteroffer to see if it fits your liking. If the offer is declined, do not be disappointed because that means it wasn't your dream home, and we will continue to look at other homes to find your dream home.
6. Earnest Money

- Typically, 1 - 3% of the value of the offer or more
- “A sum of money you put down to demonstrate your seriousness about buying a home”
- Most often it's held in the listing broker's trust account and then disbursed at closing
7. Home Inspection
Once your offer is accepted, we HIGHLY recommend to all our clients to get a home inspection because you never know what might be hiding in a house! We care for our clients, and we do not want our clients to get blindsided with costly items to fix right after buying a home, so we want all our buyers to get a home inspection for the best interest of our buyers. Do you not have an inspector? No worries, we have expert recommendations!
8. Final Walk Through

- Typically scheduled within three days prior to closing
- Clarify the house is in the condition agreed upon in the offer
- Summarize final steps and process of closing
Once we have an accepted offer, Lori Dibbs and Associates, LLC will send over the completed file to your lender as a service to our clients. In addition, we will also attend the home inspection to allow us to understand and see all the inspector sees. Along with assisting you in negotiating repairs that need to be completed before closing on your home! Rest assured we will keep track of dates and deadlines for you, and we will work closely with the title company to ensure a seamless transaction!
